John Pisa

Principal

Thirty-three years and more than 3,200 closed transactions, including a commercial loan division running construction, subdivision, SBA and private-money lending.

John Pisa attended Baruch College in New York City, majoring in finance and investments with a minor in business communication. Late in his senior year he set aside a planned career on Wall Street after finding his passion in real estate, and never looked back.

Working with real estate clients was the enjoyable part; getting deals financed consistently was the challenge. The so-called loan experts his office relied on were closing about half of what they took on. Reasoning that he could do no worse, John moved into origination himself, learned the business inside out under the owners of a small mortgage company, and pushed his own close ratio past 90% — which is how he became the person the rest of the office brought its financing to.

That record opened the door to a series of branch manager positions, managing loan flow across the United States. Along the way he took the operations manager seat at a regional bank's commercial loan division, running the flow of construction, subdivision, SBA, building and private money loans — the groundwork for the business-purpose lending Pisa Financial Services does today. Depending on the market cycle he has also bought and sold residential and commercial real estate on his own account, which he still does at a scaled-back pace.

Pisa Financial Services is his own firm, and his focus there is expanding the areas it serves and giving investors and business owners the same straight answers on a commercial or investment property file that he has given for three decades. He listens to what a deal actually needs and comes back with workable options quickly. Outside work, John and his wife are an adventurous healthy-eating duo who make most weekends count; she is in the real estate industry too, so finding the pair of them poking around an old Victorian or admiring the architecture wherever they have travelled is entirely typical.

Jack Lando

Loan Officer Assistant

Supports the loan process end to end — keeping files moving, documents complete and everyone current on where a deal stands.

Jack Lando is a Loan Officer Assistant at Pisa Financial Services, supporting the team on business-purpose and commercial files from first enquiry through closing.

His work is the operational side of a deal: assembling and checking the documents a file needs, keeping the moving parts organised, chasing the outstanding items that hold a closing up, and making sure borrowers and partners hear back the same day rather than wondering where things stand. He is new to the mortgage side of the business and his NMLS registration is pending.

Until that registration is approved, Jack does not take loan applications, quote rates or terms, or advise on which loan to choose — those conversations go to John. What Jack does is make sure that once a direction is set, nothing stalls.
